What is seller’s market?

Real estate has three types of market, namely: buyer’s market, seller’s market and the neutral market. A seller’s market is a situation whereby the demand for homes exceeds the supply of homes for sale. In such situation, you will find two or more buyers competing to buy the same property.

1.      Do a Thorough Research

Know exactly the type of home you want and the specific neighbourhoods. This will make work easier for your real estate agent as he or she would be able to assist you properly. Do a drive by at different times of the day to ensure the neighbourhood is exactly what you want. For instance, a quiet street during the day can be a party hub at night.

2.       Make a Clear Distinction Between Your Needs and Wants

A particular home with features that fulfill all your needs and wants may be very hard or almost impossible to see. So in a seller’s market, once you see a house with all the features that you need, you will have to take it before someone else does.

3.      Stick to Your Budget

In a seller’s market, you may be tempted to go above your budget especially when there is a bid. A smart way to avoid a bid situation is to make payment as soon as you certain the house has the basic features that you need. Usually buyers will like to go round, checking for more houses or lower prices, only to come back and meet another buyer who is very interested in the same property they left before.

4.      Make a More Upfront Payment

When there are more buyers than sellers in any market, the buyer offering more money eventually gets to close the deal. So in a situation where 40% initial deposit is required, you may decide to step up yours.

5.      Become Personal With The Seller

It mustn’t be 100 percent business as usual. After all, we’re still humans. I have once gotten an accommodation that others were willing to pay higher for at that particular time. How did it happen? I and the landlord found some common grounds. So we got close and emotional I guess.
